Layer by layer

Market-specific release notes control when a source requires a narrower definition.
- Property inventory
- Counts existing industrial property records. It is a different universe from development projects, permit records, buildings, tenants, or listings.
- Buildings and related parcels
- One property may carry several address or building records. Related parcels remain separate unless verified evidence supports a canonical alias; a site relationship is not a destructive merge.
- Tenant observations
- Counts property-by-business observations after normalization. It is not a count of unique companies, leases, suites, or guaranteed current occupancy.
- Development supply
- Current, planned, and recently completed are lifecycle states. Current plus planned can form a pipeline only where the market release defines both; completed is shown separately.
- Demand evidence
- Housing, employment, infrastructure, and other signals describe distinct demand drivers. Preserve each unit and geography instead of adding unlike measures.
- Screening scores
- A typed ranking aid based on available property and location evidence—not an appraisal or investment recommendation. Local percentiles appear only with a published peer denominator.
- Measured and partial coverage
- A measured metro follows its published coverage contract. Authority-level evidence applies only to the named jurisdictions and is never restated as a complete metro total.
- Zero and unavailable
- Zero means a measured cohort returned none. Unavailable means the source or release does not support the number.
