These definitions explain what SpanVor’s public numbers include, what they exclude, and which measures should never be added together.

The words behind the numbers.
Market-specific disclosures control when a local source system requires a narrower definition than this national glossary.
- Industrial property
- A property record classified within SpanVor’s industrial universe from public property, land-use, building, and related evidence. It is a tracked record—not a claim that every U.S. industrial asset is represented.
- Small-bay / flex property
- An industrial property whose building scale and available evidence place it in the small-bay or flex universe. This is a property-level classification; it does not state the size of every suite.
- Large industrial property
- A property with known building area above the current small-bay property threshold. A multi-building business park may still operate like small-bay even when its total property area is large, so project-specific analysis can differ.
- Unknown-size industrial property
- An industrial property without a usable building-area value. It remains in the property count and outside building-area segmentation until a defensible value is available.
- Tracked building area
- The sum of usable building-area values on included records. It is not lot area, leasable suite area, occupied area, or currently available space.
- Identified tenant record
- A property-by-business observation after within-property normalization. It is not necessarily a unique legal company, verified current occupancy, or executed lease.
- IOS candidate
- A property whose land, use, or improvement pattern may support industrial outdoor storage. Candidate status is a research signal, not confirmation that outdoor storage is permitted, improved, available, or occupied.
- Development project
- A reconciled physical development identity supported by one or more reviewed public planning, permitting, inspection, occupancy, or development records. Repeated filings should not be counted as repeated projects.
- Supply lead
- A raw or lightly reconciled indication of possible industrial development. A supply lead is not interchangeable with a reviewed project and is excluded from reviewed project totals unless admitted by the release contract.
- Under development / current
- A project with evidence of current construction, active permit progression, inspection activity, or another market-specific active lifecycle state. Exact rules may vary with the source system and are disclosed on the market page.
- Planned
- A project supported by proposed, submitted, entitled, approved, or pre-construction evidence without qualifying evidence that physical construction is underway. Planned does not mean guaranteed.
- Recently completed
- A project whose completion evidence falls within the release’s stated lookback window. Completed projects stay outside current-plus-planned pipeline totals.
- Measured metro
- A reviewed market cohort whose published total follows the stated metro coverage contract. It does not mean that every possible record source exists or that every project has every field.
- Measured authority subset
- A valid count for the named acquired jurisdictions or public authorities. It must not be quoted as a complete metro total.
- Coverage denominator
- The full set against which field completeness or publication coverage is calculated—for example, properties with known size divided by all tracked properties.
- Unavailable
- The source or reviewed release does not support the metric. SpanVor uses unavailable instead of displaying a misleading zero.
