By accessing or using SpanVor ("the Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not use the Service.
Service Description
SpanVor is a property intelligence platform that provides data, analytics, and AI-powered scoring for commercial and industrial real estate across the United States. The Service aggregates publicly available property data from county appraisal districts and other public sources.
Account Terms
- You must provide accurate and complete information when creating an account
- You are responsible for maintaining the security of your account credentials
- You must be at least 18 years old to use the Service
- One person or entity may not maintain more than one account
Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose
- Scrape, crawl, or otherwise extract data from the Service in bulk without authorization
- Attempt to gain unauthorized access to the Service or its systems
- Resell or redistribute data obtained from the Service without prior written consent
- Use the Service to harass, spam, or contact property owners in violation of applicable laws
Intellectual Property
The Service, including its design, features, AI scoring algorithms, and proprietary analytics, is owned by SpanVor and protected by intellectual property laws. Underlying property data sourced from public records remains in the public domain.
Property Data Disclaimer
Property data, scores, valuations, and analytics provided by SpanVor are for informational purposes only and do not constitute investment advice, appraisals, or guarantees of property value or condition.
Data is sourced from public county appraisal districts and other public records. While we strive for accuracy, SpanVor does not warrant that property data is complete, current, or error-free. Appraised values reflect county tax assessments and may not represent fair market value. AI-generated scores are algorithmic assessments based on available data and should not be the sole basis for investment decisions.
You should always conduct independent due diligence, including professional appraisals, inspections, title searches, and consultation with qualified real estate, legal, and financial advisors before making any investment or purchase decision.
Limitation of Liability
To the maximum extent permitted by law, SpanVor shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or business opportunities, arising from your use of the Service. Our total liability for any claim shall not exceed the amount you paid for the Service in the twelve months preceding the claim.
Termination
We may suspend or terminate your access to the Service at any time for violation of these terms or for any other reason at our sole discretion. You may close your account at any time by contacting us. Upon termination, your right to use the Service ceases immediately.
Governing Law
These Terms shall be governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of laws principles. Any disputes arising from these terms or the Service shall be resolved in the courts of the State of Texas.
Changes to Terms
We may modify these Terms at any time. We will notify you of material changes by posting the updated terms on this page and updating the "Last updated" date. Continued use of the Service after changes constitutes acceptance of the updated terms.
